Denver's newest downtown office tower is half full after a surge of leases signed in the last 12 months, and the developer of the building predicts the 30-story property will be fully leased in 2027.

Riverside Investment & Development announced on Thursday that the company has signed tenants to 10 leases totaling over 182,000 square feet at 1900 Lawrence in the last 12 months.

The building opened in 2024, when Denver's office market was struggling with the impacts of the Covid-19 pandemic and the surge in remote work. Leasing momentum lagged in the building, similar to the rest of downtown, which registered a 40.1% vacancy rate in the third quarter of 2026, according to CBRE.

But in recent months, office brokers have observed promising signs indicating the market could be turning a corner, with more leases in the works, more tenants looking to expand and more large tenants expressing interest in Denver.

1900 Lawrence is riding that wave. Another 80,000 square feet of lease transactions are imminent, including two for the property's ground-floor retail space.

A specialty coffeehouse will join a new restaurant by prominent Denver restaurateur Troy Guard as retail offerings in the building. Guard will occupy over 10,000 square feet in the property with a rooftop bar, ground-floor dining and dedicated private space called Barbara, named after Guard's mother.

Bringing Guard to the building, as well as high-profile announcements like the news that RSM US LLP will occupy nearly 62,000 square feet at 1900 Lawrence, have helped the building's momentum pick up, according to Rob Stanek, CFO of Riverside.
